3 Steps to Simplify the Pre-Listing Process

I’m often asked what can I do now to get my home ready for sale. It’s a great question and a strategic one as it avoids a last-minute, pre-listing scramble. I recently sold a home for clients and their approach is a textbook, perfect example of what to do; quite simply they carefully maintained their home’s interior and exterior over their 10 years of home ownership; decluttered frequently; and kept their home looking au courant. Here’s a quick overview of the 3 keys to beginning the process with a leg-up:

Maintenance – emptying eavestroughs, replacing loose tiles and repairing minor leaks etc. – is, without question, priority one. It protects your investment while keeping your home in top form, ready to impress both buyers and home inspectors.

The second big assist is an on-going focus on decluttering – not only does it get your charitable juices flowing, giving items you no longer use to those who can, but it creates s-p-a-c-e which often is in short supply and a feature buyers love.

Finally, keeping your home current-looking provides a true boost at sale time and can be as simple as updating light fixtures, paint colours and cabinet hardware.
